Part 4: Is an ADU Allowed on Your Property? Quick Zoning Checklist

This is the fourth article in Pinnacle Design and Build's 10-part series for homeowners exploring

ADUs and full home remodels. If you're wondering whether your property qualifies for an ADU,

you're not alone. Zoning can feel complicated, but we're here to make it simple.

1. Statewide Rules (California SB 9 + ADU Law)

California law allows nearly all single-family homes to build at least one ADU. In many cases, you

can build one attached and one detached unit. Even if your city pushes back, state law preempts

local restrictions. Pinnacle Design and Build helps navigate this balance of state and local rules.

2. Local City Ordinances

Each city has its own specific ADU zoning overlays. Common restrictions include lot size, max ADU

size, height limits, rear/side yard setbacks, and parking requirements. Cities like Los Angeles,

Inglewood, Long Beach, and Culver City all differ slightly - so don't assume!

3. Your Lot Type and Access

Corner lots, flag lots, sloped lots, or properties with alley access may qualify for special allowances -

or limitations. Access for construction equipment and utilities also impacts what's allowed. Our team

4. Historic and HOA Restrictions

If your property is in a historic preservation zone (HPOZ) or governed by an HOA, special rules may

apply. These often require extra approvals or outright prevent ADU construction. We check these

zones during feasibility assessments.

5. Quick Zoning Checklist

- Is your property zoned residential?

- Is there space in your rear or side yard?

- Do you have alley access or street access for parking?

- Is your main structure permitted?

- Are you outside of a historic or HOA overlay?


If you answered yes to most of these, you may be eligible to build an ADU.
